About az_leintool

az_leintool is a research platform for over-the-counter Arizona tax liens. We focus, deliberately, on two counties — Maricopa and Pima — and on the over-the-counter (state-held CP) wedge, where liens are available year-round rather than only at the annual February auction.

What we do

We turn public county records into a workspace. Treasurer OTC and delinquency lists, Assessor parcel data, and public economic indicators get cleaned, mapped, scored, and tracked — so you can triage an OTC list in minutes and watch redemption and foreclosure timelines without doing the bookkeeping yourself.

As the platform runs, it accumulates outcome history — what actually happened to tax-sale parcels over time. That compounding record is what sharpens the estimates and makes the research deeper the longer it runs.

How we think about the data

Repackaging public facts into something actionable is legitimate work. The basic research is built on broadly available public sources; the deepest, highest-effort intelligence is sold under clear commercial terms to the investors who want it. We don't move money, we don't bid for you, and we deliberately stay out of owner-contact and direct-mail — we point you to the county-correct place to act and leave the transaction to you.
