1. What az_leintool is
az_leintool is a research and analytics platform for over-the-counter Arizona tax liens in Maricopa and Pima counties. It surfaces information derived from public records and third-party sources. It does not provide legal, financial, tax, or investment advice, does not broker or execute transactions, and does not act on your behalf.
2. No advice; your responsibility
Nothing on the platform is advice or a recommendation to buy, sell, or hold any tax lien or other asset. All investment decisions are yours alone. You are responsible for independently verifying any information before acting on it, including directly with the relevant county.
3. Data sources and accuracy
Data is compiled from public county records (Treasurer, Assessor, Recorder), public economic data, and licensed third-party sources. It may be incomplete, out of date, or contain errors, and projected figures (such as ARV and repair-cost ranges) are modeled estimates, not appraisals. The platform is provided “as is” without warranty of any kind.
4. Tiered access and licensing
Features and data are made available by subscription tier (Free, Investor, Pro, Premium). Certain capabilities — including deep historical outcome data, behavior modeling, and bulk exports or API access — are licensed only to the tier that has purchased them, for that subscriber’s own internal research use. Redistributing, reselling, or republishing platform data or derived outputs, or accessing data outside your tier, is not permitted except as expressly licensed for your tier.
5. Acceptable use
You agree not to misuse the platform, including by attempting to circumvent tier controls, scraping at scale, or using the service for owner solicitation or direct-mail outreach. The platform deliberately does not provide owner-contact or solicitation features.
6. Changes
These terms may change as the product and its data relationships evolve. Material changes will be reflected here with an updated date.
